Due to the current situation with Covid-19, there have been slight changes to how things work when buying or selling a home.

Here are some tips on how to buy or sell a home during lockdown.

Selling A House
Selling is definitely more difficult at the moment as things can get delayed and it can be harder to arrange physical viewings. However, you can offer or ask for a virtual viewing, or you can request or send a property video.

If you’re the seller, having high-quality photos and making sure your listing shows your home at its best will definitely help as we’re seeing more people virtually viewing properties.

House Prices Are Going Up
House prices are rising so make sure your home is listed for the right price, you don’t want to not sell because it’s overpriced or sell at a low price just to rush a sale through. It works the same if you are looking at properties to purchase, you want the best price possible.

Be smart and keep up to date with the market.

Staying Safe
Make sure buyers are really interested before booking a viewing, ask your Estate Agent to vet them first. If you’re buying, look online and draw up a shortlist of properties that meet your requirements.

Always stay safe and encourage the safety of others and follow government advice and guidelines with any viewings that take place.

Negotiating
You need to evaluate how much your home is worth and how much you’re willing to sell for. You want to sell your home for a good price but not have it on the market for ages. If you’re buying a home, you could find you need a higher deposit if prices are rising so factor that in too.

Negotiating is completely up to you but make sure you’ve done your research on the current market.

Whether you’re buying or selling, we hope these tips will help and keep you safe.
